We are seeking a proactive and experienced Asset Manager to oversee and optimize our property portfolio in the Guntramsdorf region. This crucial role involves developing and implementing asset management strategies, enhancing property value, and ensuring strong financial performance across a diverse range of commercial properties. The ideal candidate will possess a deep understanding of the real estate market, strong financial acumen, and exceptional negotiation skills to drive success in a competitive environment. You will be responsible for the full lifecycle of asset management, from strategic planning and portfolio optimization to tenant relations and property performance analysis.

Hauptverantwortlichkeiten

• Develop and execute comprehensive asset management strategies to maximize portfolio value and returns.
• Monitor market trends, competitive landscape, and economic indicators to inform strategic decisions.
• Oversee property performance, including occupancy rates, rental income, operating expenses, and capital expenditures.
• Conduct regular property valuations and financial analyses to identify opportunities for improvement.
• Negotiate lease agreements, renewals, and other property-related contracts with tenants and third-party service providers.
• Manage tenant relationships, ensuring high levels of satisfaction and retention.
• Coordinate with property management, leasing, and development teams to ensure alignment with asset objectives.
• Prepare and present detailed reports on portfolio performance, budgets, and forecasts to senior management.
• Identify and execute opportunities for property acquisitions, dispositions, and redevelopments.
• Ensure compliance with all relevant real estate regulations and company policies.

Erforderliche Fähigkeiten

• Minimum of 3 years of experience in real estate asset management or a related field.
• Proven track record of success in optimizing property portfolios and enhancing asset value.
• Strong understanding of real estate financial modeling, valuation techniques, and investment analysis.
• Excellent negotiation, communication, and interpersonal skills.
• Ability to work independently and as part of a cross-functional team.
• Proficiency in real estate software and Microsoft Office Suite (Excel, PowerPoint).
• Fluent in German and English, both written and spoken.

• Bachelor's degree in Real Estate, Finance, Business Administration, or a related discipline.
• Master's degree or relevant professional certifications (e.g., CFA, RICS) preferred.
• Experience with commercial properties (office, retail) in the Austrian market.
